New Development in Valley Ranch Creating Jobs, Housing and Retail Options

In response to the growing market demand and growth in Montgomery County, The Signorelli Company is breaking ground on their next phases of commercial development in the master-planned community of Valley Ranch this summer. The 1,400-acre mixed-use community is located at the rapidly growing intersection of Grand Parkway 99 and Interstate 69. These developments will bring new job opportunities, housing options, and unique retail spaces to the area, which is in one of the nation’s fastest growing counties.

Groundbreaking on two multi-family projects will add an additional +/- 700 units to the community. The two projects will join Signorelli Company’s most recently developed multi-family community, The Pointe at Valley Ranch Town Center, a luxury waterfront community conveniently located within walking distance to nearby retail, shopping and dining options at Valley Ranch Town Center. The Pointe opened in June of 2019 and has experienced a faster lease up than anticipated, providing more proof of the demand in the Valley Ranch market.

In addition to the multi-family projects, a new 100,000 square foot self-storage facility will also break ground this summer at Valley Ranch Crossing. Located at Interstate 69 and Valley Ranch Crossing Dr., the space will be complete in early 2021.  These climate controlled storage units provide a safe, convenient and quality storage option for residence in the area.

“We are excited to kick off this next round of development within Valley Ranch to support the continued growth in our rapidly expanding corridor”, stated Kevin Layne, Senior Vice President of the Commercial Division at Signorelli Company.  Layne continued “We are seeing strong demand for multi-family as well as retail and recently signed leases with national retailers like Chipotle Mexican Kitchen and MOD Pizza while working a number of other retail leases.” 

Signorelli Company recently announced Chipotle will anchor a new 6,350 square foot building as part of Valley Ranch Town Center, which broke ground earlier this month. Negotiations are currently under way with other national tenants to fill the remainder of the space.  The building is set to be complete in the fall of 2020, joining over 50 existing national and local shopping, dining, and entertainment destinations.  In total, over 200,000 square feet of space is now available for leasing, and upon completion, Valley Ranch Town Center will offer over one million square feet of mixed-use opportunities.

Overall, the Valley Ranch master plan includes over 700 shovel-ready acres of opportunity remaining across 6 vibrant districts. Wrapped around a 240-acre nature preserve, the community will feature over 12 million square feet of retail, office, medical, entertainment, hospitality, and multi-family development upon completion.
